Free rental appraisal
With localised property insight, our team can accurately assess the current rental value of your property. Our appraisal includes a comparative analysis of comparable properties in your market and the return we expect to achieve if we manage your property. We will also work closely with you to assess and implement measures to ensure you receive the best possible return on your investment.
Legislation and compliance tasks
We will make sure your property is compliant with all relevant legislation pertaining to the Healthy Homes Standards and the rental sector in general. We will manage the complexities of rental law on your behalf while fully informing you of your obligations as a property owner and ensuring these are met, and where needed, helping you to achieve this.
Tailored management agreement and property onboarding
Our thorough onboarding process is designed to ensure you experience a smooth transition to Hammond & Co. At this time, our Property Managers will work with you to ensure our management agreement suits your property and requirements while extensively outlining how we will act on your behalf to oversee all matters relating to tenancy.
Strategic marketing and viewings
We implement a comprehensive marketing strategy for all our properties, utilising Trade Me, social media platforms, our website and our database to target quality prospective tenants.
We also manage all viewings, with online viewing software and application forms streamlining the process to provide a quick and smooth vacancy.
Rent collection and financial reporting
We collect rent from your tenant and forward this to you at the beginning of each month. As part of the process, we produce monthly and annual financial statements for your reference, all of which can be accessed at any time via our online portal, along with tax invoices for completed works or charges incurred.
Pre-tenant inspection
Tenant applications and screening
We personally meet all potential applicants, and then provide them with an online application form to fill out. We complete a rigorous vetting process using captured information, allowing us to better qualify tenant suitability for your property and ensure the right tenant is placed from the outset – offering better protection for your asset.
Proactive property maintenance and regular inspections
We understand that the rental return of your property is tied closely to its condition. That is why we prioritise the maintenance and protection of your asset. We achieve this by managing reactive maintenance on your behalf and help you to put a preventative maintenance plan in place. We also conduct regular inspections to ensure your property is properly cared for while picking up issues before they develop.
Lease renewal and changes
Tenant departure process
When your tenant notifies us that they wish to vacate your property, we will confirm the details with you in writing and outline the next steps. We will then relist your property, take care of all the documentation necessary to end the tenancy and arrange to work with the existing tenant for any property viewings with new prospective tenants.
Final inspection and bond refund
Once your tenants depart, we will carry out a final inspection of your property to ensure it is left in the same condition as the pre-tenant inspection, outside of fair wear and tear. Should any possible disputes, changes or damages need to be rectified, we will contact you immediately and oversee this process. Once all parties are happy, we will then release the tenants bond.
